No dedicated STR bylaw yet — but provincial rules apply. Here's what Delta hosts need to know right now.
As of early 2026, Delta does not have a dedicated short-term rental bylaw. No standalone STR licensing program has been formally adopted and published on delta.ca. However, provincial STR rules apply to all Delta hosts, and a business licence is still required for any commercial hosting activity.

Delta does not yet have a standalone STR bylaw, but BC's Short-Term Rental Accommodations Act (STRAA) applies directly. Until Delta enacts its own rules, hosts must follow provincial requirements and general business licensing obligations.
Even without a dedicated municipal STR bylaw, BC's STRAA applies to all hosts in Delta (population over 10,000).
While Delta's dedicated STR bylaw is pending, these four areas are especially important to understand.
All business activities in Delta require a municipal Business Licence. If you operate an STR as a commercial activity — whether renting a room or an entire unit — apply through Delta's Permits & Licences services.
Delta's Zoning Bylaw determines allowed land uses in residential areas. While STRs are not yet explicitly codified in zoning, your STR use must not conflict with existing residential land-use definitions.
Delta has not enacted any annual total-nights limit. The only booking length restriction is the provincial rule: each booking must be less than 90 consecutive days.
If your property is strata-titled, the strata corporation may independently limit or ban STRs under separate strata rental bylaws — even where provincial and municipal law may otherwise permit them.
Delta updated its secondary suite policy in 2024 — no separate rental permit is required for a secondary suite as of April 8, 2024.
