As of early 2026, Delta does not have a dedicated short-term rental bylaw. No standalone STR licensing program has been formally adopted and published on delta.ca. However, provincial STR rules apply to all Delta hosts, and a business licence is still required for any commercial hosting activity.

Short-Term Rentals in Delta

Definition: A short-term rental is any rental for less than 90 consecutive days. Any rental of 90 days or more is a long-term rental and falls outside STR regulations.

Delta does not yet have a standalone STR bylaw, but BC's Short-Term Rental Accommodations Act (STRAA) applies directly. Until Delta enacts its own rules, hosts must follow provincial requirements and general business licensing obligations.

Delta has not enacted any annual total-nights limit. The only booking length restriction is the provincial rule: each booking must be less than 90 consecutive days.

If your property is strata-titled, the strata corporation may independently limit or ban STRs under separate strata rental bylaws — even where provincial and municipal law may otherwise permit them.

Secondary Suites and ADUs in Delta

Delta updated its secondary suite policy in 2024 — no separate rental permit is required for a secondary suite as of April 8, 2024.

  • One secondary suite per single-detached house
  • Two suites for a duplex (one per side)
  • Coach houses and garden suites (ADUs) on the same lot
  • No rental permit required since April 8, 2024
